NovaVal Asset Valuation Partners is hiring an Asset Valuation Specialist to join our Singapore-based team. In this role, you will lead comprehensive valuation assignments for real estate, equipment, intangible assets, and portfolios, supporting critical decision-making for clients and internal stakeholders.

Responsibility
- Lead end-to-end asset valuation projects for tangible and intangible assets, applying DCF, market, and cost approaches.
- Develop, validate, and maintain valuation models (Excel-based), including scenario and sensitivity analyses.
- Coordinate impairment testing and fair value measurements in alignment with IFRS/GAAP, liaising with auditors and finance teams.
- Perform quantitative and qualitative analyses to support investment decisions, corporate development, and risk management.
- Prepare clear, client-ready valuation reports and presentations with concise conclusions and recommendations.
- Ensure data quality, maintain audit trails, and manage project timelines and deliverables.
- Stay current with valuation standards and market trends; mentor junior analysts.
Qualification
- Bachelor’s degree in Finance, Economics, Accounting, or related field; advanced degree or professional designation (CFA/ASA) preferred.
- 3-6+ years of hands-on asset valuation experience in corporate, advisory, or auditing environments.
- Strong proficiency in valuation methodologies (DCF, market, cost) and assets including real estate, equipment, IP, and portfolios.
- Advanced Excel modelling skills; familiarity with SQL, Python (pandas) is a plus.
- Solid IFRS/GAAP knowledge and experience with impairment testing and financial reporting.
- Excellent written and verbal communication; ability to present complex data to non-technical stakeholders.
- Demonstrated project management, time-management, and collaborative teamwork abilities.
