Join ALON HARAYA REALTY CORP., a dynamic player in the Philippine real estate sector, as an Internal Auditor. This role strengthens governance, improves control frameworks, and safeguards assets across our operations in Paranaque City and the Greater Metro Manila area. You will assess risks, evaluate controls, and partner with leadership to drive process improvements that enhance efficiency and safeguard company assets while ensuring regulatory compliance.
As an Internal Auditor, you will lead risk based audits, test the effectiveness of internal controls, and help the organization maintain robust governance. You will collaborate with cross functional teams to identify control gaps, design practical remediation plans, and monitor closure. Your work will support reliable financial reporting, accurate asset protection, and adherence to applicable laws and standards. The ideal candidate brings a proactive mindset, strong analytical skills, and the ability to communicate complex findings clearly to both technical and non technical stakeholders.

Responsibility
- Plan, execute, and report on risk based internal audits of financial, operational, and compliance processes across our real estate portfolio.
- Evaluate the design and effectiveness of internal controls, including revenue recognition, cash handling, procurement, and asset safeguarding.
- Identify control gaps and provide actionable remediation plans with clear owners and timelines; track closure to ensure timely improvements.
- Assess regulatory compliance with applicable Philippine laws and company policies; document findings and recommend enhancements.
- Test governance processes, including risk assessment, SOX like controls, and management oversight across departments.
- Collaborate with management to drive process improvements, optimize operating efficiency, and safeguard assets such as cash, inventory, and property.
- Prepare clear, concise audit reports with executive summaries for senior leadership and the board as appropriate.
- Support training and guidance for staff on internal controls, risk awareness, and compliance obligations to foster a strong control culture.
Qualification
- Bachelor’s degree in accounting, finance, or a related field; professional designation such as CPA or CIA is preferred.
- Minimum 2-4 years of relevant internal audit experience, preferably in real estate or property management.
- Solid knowledge of accounting principles, internal controls, risk management, and regulatory requirements in the Philippines.
- Strong analytical, investigative, and problem solving skills with attention to detail.
- Excellent written and verbal communication abilities; adept at presenting complex findings to diverse audiences.
- Proficiency in data analytics tools and audit software; advanced MS Excel skills; familiarity with ERP systems is a plus.
- Ability to work independently and collaboratively in a cross functional environment; strong time management and organization.
