Responsibility
- Oversee day-to-day operations of assigned properties, ensuring high occupancy, timely maintenance, and safety compliance.
- Lead leasing activities, show properties, screen applicants, draft and execute leases, and ensure timely rent collection.
- Prepare and manage annual operating budgets; monitor financial performance with regular reporting to owners.
- Manage vendor relationships, service contracts, bids, maintenance scheduling, and warranty claims.
- Ensure compliance with federal, state, and local housing laws, including Fair Housing and safety regulations, with meticulous record-keeping.
- Conduct regular property inspections, preventative maintenance planning, and capital improvement oversight.
- Collaborate with property owners and internal teams to optimize asset value, occupancy, and resident satisfaction.
Qualification
- Bachelor's degree in Real Estate, Business, or a related field; professional certifications (CPM, RPA) are a plus.
- 3-5 years of property management experience, residential or mixed-use; LA market experience preferred.
- Proficiency with property management software (Yardi, MRI, AppFolio) and MS Office.
- Strong financial acumen with budgeting, forecasting, variance analysis, and reporting.
- Excellent written and verbal communication, negotiation, and conflict resolution skills.
- Keen knowledge of local housing laws, fair housing, safety, and building codes.
- Ability to travel between properties and participate in on-call rotation; valid driver's license.
