Private Advertiser is seeking an Asset and Property Specialist to join our Cebu team. In this role you will manage and optimize the company's asset portfolio, ensuring assets are properly maintained, valued, and utilized to maximize ROI. You will drive lifecycle management from acquisition through disposition, maintain meticulous records, and collaborate with internal departments and external partners to support business growth. This position offers a clear path to grow within a dynamic real estate environment and to contribute directly to the company's strategic goals.
The successful candidate will be responsible for asset data integrity, cost optimization, and regulatory compliance. You will oversee asset tagging, depreciation tracking, and inventory controls while ensuring timely, accurate reporting to leadership. You will work closely with cross functional teams including finance, operations, and property management vendors to optimize performance across the portfolio.

Responsibility
- Oversee end-to-end asset and property management lifecycle for the assigned portfolio
- Maintain and update asset records, inventories, depreciation schedules, and tagging systems
- Conduct regular asset condition assessments and coordinate preventive maintenance and repairs
- Analyze portfolio performance and identify optimization opportunities to improve occupancy and cost efficiency
- Administer leases, renewals, and occupancy terms while ensuring contract compliance
- Coordinate with finance, operations, legal, and external property managers to align on priorities
- Prepare accurate reports and dashboards on asset performance, risks, and ROI for leadership
Qualification
- Bachelor's degree in Real Estate, Property Management, Finance, or a related field
- Proven experience in asset or property management within real estate or facilities sectors
- Strong knowledge of local property regulations, leasing practices, and compliance requirements in the Philippines
- Advanced MS Excel skills and data analysis to drive informed decisions
- Excellent organizational ability with strong attention to detail and multitasking
- Effective communication, negotiation, and stakeholder management skills
- Willingness to travel to properties within Cebu and neighboring areas as needed
- Ethical, proactive, and results-driven with a customer-focused mindset
