Jaya Bumi Cakrawala is seeking a proactive Supervisor Leasing Mall to lead our mall leasing operations in Serpong, Banten. The role focuses on sourcing and securing high quality tenants, negotiating favorable lease terms, and managing leasing contracts to optimize occupancy rates and revenue. As a pivotal member of our Real Estate & Property team, you will partner with marketing, property operations, and finance to implement proactive leasing strategies, analyze market data, and stay ahead of retail trends. The ideal candidate combines strong negotiation skills with a customer focused mindset and an ability to balance tenants needs with the mall's business objectives. You will also lead a small leasing team, set clear targets, provide coaching, and ensure compliance with all applicable laws and internal policies.
Key responsibilities include tenant sourcing, conducting property tours, negotiating rent and incentives, preparing and managing leases, coordinating promotions and tenant enhancements, tracking performance metrics, renewing existing leases, and fostering lasting tenant relationships to minimize vacancies. You will work closely with internal stakeholders to forecast occupancy, prepare budgets, and deliver a best in class leasing experience for both tenants and shoppers. Responsibility
- Lead end-to-end mall tenant sourcing and onboarding to maximize occupancy and revenue.
- Conduct market research and competitor analysis to identify prospective tenants and optimize leasing strategies.
- Negotiate lease terms, rent rates, incentives, and contract conditions with tenants and landlords.
- Prepare, review, and administer leasing agreements; ensure accuracy and compliance with policies and laws.
- Coordinate with marketing, property operations, and finance to execute promotions, space planning, and tenancy mix strategies.
- Monitor lease performance, renewal opportunities, rent collection, and tenant satisfaction; manage relationships to reduce churn.
- Lead and develop the leasing team, set targets, provide coaching, and maintain high standards of professionalism.
Qualification
- Bachelor's degree in Business, Real Estate, Finance, or a related field.
- Minimum 3-5 years of experience in retail or mall leasing, property management, or related roles.
- Strong negotiation, communication, and closing skills with a proven track record of lease negotiations.
- Knowledge of Indonesian lease law, contract management, and compliance requirements.
- Analytical mindset with experience in market analysis, financial analysis, and forecasting.
- Proficiency in MS Office, CRM systems, and leasing software; comfortable with data driven decision making.
- Fluency in Bahasa Indonesia and English; willingness to travel within the region as needed.
- Ability to work effectively in a fast paced, cross functional environment and manage multiple campaigns simultaneously.
