Private Advertiser is seeking a proactive Building Manager to lead the day-to-day operations of a premier property in Kuala Lumpur. In this role, you translate high-level management strategy into practical, reliable building performance. You will be responsible for safety, compliance, maintenance, and delivering an outstanding occupant experience. The ideal candidate balances leadership with hands-on oversight, ensuring the facility operates efficiently, remains compliant with local regulations, and provides a secure, comfortable environment for tenants, visitors, and staff.
As the Building Manager, you will employ strong leadership, strategic thinking, and hands-on execution to maintain and improve building performance. You will collaborate with engineers, security, and facilities teams to uphold service standards while optimising energy use and lifecycle costs. This is a pivotal role in a dynamic real estate portfolio where attention to detail, outstanding communication, and proactive problem-solving are essential.
Key responsibilities and duties include
- Directly supervise facilities staff, including engineering, maintenance, security, and housekeeping teams, ensuring tasks are completed on time and to standard.
- Oversee preventive and reactive maintenance programs; schedule inspections and manage service contracts to optimize uptime and cost.
- Ensure compliance with building codes, health and safety regulations, fire protection requirements, and environmental standards; coordinate audits and liaise with authorities as needed.
- Manage vendor relationships, negotiate service agreements, monitor performance, and control operating budgets to maximize property value.
- Monitor building systems (mechanical, electrical, plumbing, HVAC, access control) and respond rapidly to issues, minimizing disruption to occupants.
- Lead emergency response planning, safety drills, and incident reporting; implement continuous improvement measures to reduce risk.
- Coordinate tenant communications, lease-related issues, space planning, and renovations while upholding service standards.
- Produce regular performance reports for property owners, track KPIs, energy usage, and maintenance metrics to inform strategic decisions.

Qualification
- Bachelor's degree in Facilities Management, Engineering, Real Estate, or a related field.
- 3-7 years of building management or facilities operations experience.
- Knowledge of local building codes, safety regulations, fire protection, and energy management in Malaysia.
- Strong leadership and team management skills; experience with vendor management and budgeting.
- Excellent communication and customer service abilities; proficient in English and Malay.
- Proficiency with facilities management software (CMMS/FMS) and standard office tools.
