Take the lead as Project In Charge for Architectural Residential Projects with Highpoint Property Ventures in Cebu. This hands-on leadership role demands a sharp designer-and-construction mindset to deliver premier residential developments from concept to completion. You will oversee design intent, translate schematic designs into buildable solutions, and supervise multidisciplinary teams across on-site and office environments. You will partner with architects, structural and MEP engineers, contractors, and clients to ensure quality, schedule, and budget targets are achieved while complying with local regulations and sustainable practices.
Key responsibilities include directing project planning and execution, developing and maintaining master schedules and budgets, coordinating design reviews, value engineering, and ensuring constructability of drawings. You will review and approve construction drawings and shop drawings, manage change orders, and monitor site safety, quality control, and subcontractor performance. You will also maintain comprehensive project documentation, permits, procurement records, and progress reporting to stakeholders. Strong leadership, communication, and problem-solving are essential to keep projects on track and exceed client expectations.
Qualifications for this role include a bachelor’s degree in Architecture, Civil Engineering, or a related field; professional licensure is a plus. Applicants should have substantial experience in architectural residential projects, with proficiency in AutoCAD, Revit/BIM, SketchUp, and other design tools. Demonstrated ability to lead cross-functional teams, manage client relationships, and navigate regulatory requirements is required. Responsibility
- Direct the end-to-end delivery of architectural residential projects, from concept and design development to construction and handover.
- Develop and manage comprehensive project plans, including schedules, budgets, resource allocation, and risk management.
- Coordinate design reviews and ensure the design intent is maintained through construction, including coordination with architects, engineers, and consultants.
- Review and approve construction drawings, shop drawings, submittals, and change orders for quality, constructability, and compliance.
- Oversee on-site supervision and quality control, safety compliance, and coordination of subcontractors and field teams.
- Monitor project progress, manage scope changes, and communicate status, issues, and mitigations to clients and stakeholders.
- Ensure regulatory compliance, permits, documentation, procurement records, and closeout activities are properly handled.
- Foster client relationships, provide value engineering ideas, and ensure deliverables meet high standards and timeline expectations.
Qualification
- Bachelor’s degree in Architecture, Civil Engineering, or a related field; professional licensure is a plus.
- Minimum 5-7 years of hands-on experience in architectural residential projects, with a proven delivery record.
- Strong leadership, team management, and cross-functional coordination skills.
- Proficiency in AutoCAD; experience with Revit/BIM, SketchUp, and other design tools.
- Excellent communication, negotiation, and stakeholder management abilities.
- Knowledge of Philippine building codes, local regulations, and safety and quality standards.
- Experience with cost estimation, procurement, and change order management.
- Willingness to travel to project sites in and around Cebu as needed and manage multiple sites.
