Responsibility
- Oversee day-to-day operations of a mixed portfolio of residential and commercial properties in Austin.
- Manage leasing activities from showings to screening to lease execution, ensuring high occupancy and quality tenants.
- Coordinate maintenance requests, capital projects, and vendor management to deliver timely, cost effective service.
- Enforce property rules, manage rent collection, late payments, and escalate issues as needed.
- Prepare and monitor annual budgets, monitor expenses, and report on financial performance.
- Conduct regular property inspections and ensure compliance with safety regulations and local laws.
- Lead tenant relations initiatives and implement retention strategies to minimize turnover.
Qualification
- Bachelor degree in real estate, business administration or related field; or equivalent work experience.
- 3 to 5 years of property management experience with a proven track record.
- Strong knowledge of Texas landlord tenant laws and fair housing regulations.
- Excellent communication, negotiation and customer service skills.
- Proficiency with property management software such as Yardi, AppFolio or Buildium.
- Financial acumen including budgeting, accounting, rent collection and reporting.
- Valid real estate license preferred; CPM or CPM credential a plus.
- Ability to multitask, lead cross functional teams, and manage vendor relationships.
