BluePeak Property Management is seeking a proactive Property Manager to oversee a diverse portfolio of residential and mixed-use properties in the Austin area. This role demands a customer-first mindset, strong operational discipline, and a passion for optimizing asset performance.

What you’ll do: drive leasing activity, manage day-to-day operations, enforce compliance, and build long-term relationships that support portfolio growth.
Responsibility
- Oversee daily operations for a portfolio of residential and commercial properties, ensuring a clean, safe, and compliant environment.
- Lead leasing efforts, conduct property showings, process applications, and execute signed leases with accurate tenant data.
- Manage vendor relationships and maintenance requests, prioritize work orders, and monitor project timelines and budgets.
- Develop and monitor property budgets, track income/expenses, and prepare monthly/quarterly financial reporting for owners.
- Enforce fair housing policies and local regulations; maintain accurate records for audits and reporting.
- Coordinate rent collection, delinquencies, and eviction processes in accordance with local laws and court procedures.
- Prepare and implement preventative maintenance plans to extend asset life and minimize costly repairs.
- Provide exceptional tenant relations, respond to inquiries promptly, and maintain high renewal and occupancy rates.
Qualification
- 3+ years of property management experience, ideally with residential and mixed-use portfolios.
- Proficiency with property management software (Yardi, AppFolio, or similar) and strong Excel skills for reporting.
- Bachelor’s degree in real estate, business, or a related field preferred; Texas Real Estate license or enrollment is a plus.
- Strong communication, negotiation, and conflict-resolution skills; customer-service oriented mindset.
- Ability to manage multiple properties and work with diverse stakeholders, including owners, tenants, vendors, and local authorities.
- Detail-oriented, data-driven, and capable of handling emergencies and maintenance crises calmly.
- Legal and regulatory knowledge: fair housing, eviction procedures, safety compliance.
