Capstone Property Management is seeking a seasoned Property Manager to oversee a diverse residential and commercial portfolio in Austin Texas. This leadership role blends financial stewardship with tenant relations to maximize property performance and community value.
In this position you will partner with property owners, vendors, and leasing teams to execute strategic initiatives, drive occupancy, and ensure maintenance excellence. The ideal candidate has hands on experience in operations, budgeting, leasing, and risk management within a regulated real estate environment.
Responsibility
- Coordinate day to day property operations across assigned buildings, including leasing, maintenance, and vendor management.
- Develop and manage annual operating budgets, forecasts, and reporting to owners.
- Ensure compliance with local, state, and federal housing regulations including fair housing and safety standards.
- Oversee leasing activities, showings, screening, and tenant relations to optimize occupancy and retention.
- Lead capital improvements and preventive maintenance projects on schedule and within budget.
- Analyze performance metrics, prepare financial dashboards, and propose process improvements.
- Collaborate with property owners and investors to implement strategic asset plans.
- Supervise on site property staff and establish service standards for vendors and contractors.
Qualification
- Bachelor degree in real estate, business, finance or related field
- 5+ years of property management experience with a portfolio of residential and/or commercial assets
- Demonstrated budget management and financial reporting skills
- Strong knowledge of leasing, tenant relations, and Fair Housing Act compliance
- Excellent communication, leadership, and vendor management abilities
- Proficiency with property management software and MS Office
- Ability to multi task in a fast paced environment and respond to emergencies promptly
- Valid property management or real estate license as required by state
