We are seeking a hands-on Property Manager to oversee daily operations, leasing, maintenance coordination, and financial performance for a portfolio of residential properties in Austin, TX.

Responsibility
- Oversee daily operations of a multi-property residential portfolio, ensuring high occupancy, timely lease renewals, and superior resident satisfaction.
- Lead leasing efforts: showings, applications, screening, and move-ins, achieving target occupancy and rent metrics.
- Develop and manage annual operating budgets, monitor income/expenses, and implement cost-control measures to maximize net operating income.
- Coordinate maintenance and capital projects with vendors, ensuring work meets quality standards and timelines.
- Ensure compliance with property laws, fair housing, safety, and internal policies.
- Analyze financial reports, prepare variance analyses, and present insights to owners and leadership.
- Foster positive tenant relations through proactive communication and responsive service.
- Utilize property management software (Yardi, AppFolio, or similar) to track leases, rent payments, and maintenance requests.
Qualification
- Minimum 3 years of property management experience, ideally in residential multi-family or single-family rental properties.
- Strong knowledge of leasing, rent collection, evictions, and move-in/out procedures.
- Proficient with property management software (Yardi, AppFolio, Buildium) and Microsoft 365; strong data and reporting skills.
- Exceptional organizational, time-management, and problem-solving abilities.
- Excellent communication and customer service skills; ability to build relationships with residents, owners, vendors, and the team.
- Bachelor’s degree in Real Estate, Business, or a related field preferred; or equivalent work experience.
- Detail-oriented with a focus on compliance, safety, and asset protection.
- Available to respond to emergencies and after-hours as needed; valid driver’s license preferred.
