Blue Haven Property Management is seeking a proactive Property Manager to oversee a growing portfolio in Austin, TX. You will coordinate leasing, maintenance, budgeting, and tenant relations to maximize occupancy, revenue, and resident satisfaction.

Responsibility
- Oversee day-to-day operations of assigned properties, ensuring superior resident experience and financial performance.
- Lead leasing activities: show units, process applications, screen tenants, sign leases, and coordinate renewals.
- Manage rent collection, late fee enforcement, and operating expense control within approved budgets.
- Coordinate maintenance, vendor relationships, and capital improvement projects; monitor repair quality and timeline.
- Prepare and analyze property budgets, financial reporting, and variance explanations for owners.
- Ensure regulatory compliance (Fair Housing, safety codes, and local ordinances) and enforce lease terms.
- Develop and execute marketing plans to attract high-quality residents and reduce vacancy.
Qualification
- Minimum 3 years of property management experience, preferably with multifamily or mixed-use portfolios.
- Real estate license or CAM/ARM certification is a plus.
- Strong knowledge of property operations, maintenance, and budgeting.
- Excellent communication, negotiation, and conflict-resolution skills.
- Proficiency with property management software (e.g., Yardi, AppFolio, Entrata).
- Solid understanding of Fair Housing laws and local regulations.
- Bachelor’s degree in Business, Real Estate, or related field, or equivalent experience.
- Ability to manage multiple properties, prioritize tasks, and work independently.
