Join our premier property management team at Lumen Real Estate Partners in Austin, TX. We manage a diverse portfolio of residential properties and mixed-use communities. We are seeking a proactive Property Manager to drive day-to-day operations, leasing performance, maintenance coordination, vendor relations, and financial reporting. This role blends hands-on site leadership with strategic oversight to deliver exceptional resident experiences and maximize asset value.
As a Property Manager, you will collaborate with property owners, on-site teams, and a network of trusted vendors to ensure on-time repairs, strong occupancy, and strict adherence to safety and regulatory standards.
Responsibility
- Oversee daily property operations across assigned portfolio, ensuring safety, curb appeal, and resident satisfaction.
- Lead leasing activities including showings, applicant screening, approvals, renewals, and occupancy goals.
- Develop and manage budgets, track income and expenses, and prepare monthly financial reports for owners.
- Coordinate maintenance and capital projects with vendors; supervise on-site teams and ensure timely completion of work orders.
- Enforce lease terms, collections, and community standards; foster positive tenant relations and timely communication.
- Ensure compliance with fair housing, safety codes, and all relevant laws and regulations.
- Analyze portfolio performance, report metrics to ownership, and identify opportunities to optimize NOI and asset value.
Qualification
- Bachelor's degree in business, real estate, management, or a related field; or equivalent professional experience.
- 3-5 years of property management experience, preferably with residential or multi-family assets.
- Strong knowledge of Texas property laws and Fair Housing Act.
- Proficient in property management software (Yardi, AppFolio) and Microsoft Office.
- Excellent communication, leadership, and customer service skills.
- Solid budgeting and financial reporting abilities with attention to detail.
- Ability to manage multiple priorities, supervise on-site teams, and respond effectively to emergencies; valid driver's license.
