We are seeking a proactive Property Manager to lead day to day operations for a portfolio of residential and commercial properties in the Austin area. Responsibility
- Manage day to day property operations for a diverse portfolio ensuring maintenance, safety and regulatory compliance.
- Drive tenant relations including lease negotiations, rent collection, renewals, and high tenant satisfaction metrics.
- Develop and manage property budgets, track expenses, and optimize net operating income with regular reporting.
- Coordinate preventative maintenance, vendor management and capital improvement projects with clear timelines and cost controls.
- Enforce lease terms and property rules; handle disputes and, where required, coordinate eviction processes in compliance with law.
- Implement and optimize property management software and digital workflows to improve efficiency and transparency.
- Monitor regulatory compliance and safety protocols; maintain emergency procedures and risk management plans.
- Analyze performance metrics, prepare forecasts, and provide strategic recommendations to leadership for portfolio growth.
Qualification
- 3+ years of property management experience with a track record of improving occupancy and NOI
- Experience managing both residential and commercial properties is a plus
- Proficiency with property management software such as Yardi, AppFolio or Entrata
- Strong communication, negotiation, and conflict resolution skills
- Solid understanding of fair housing laws, local regulations, and safety/compliance standards
- Budgeting, expense control and financial reporting experience
- Bachelor's degree preferred; real estate license in TX is a plus
- Self-motivated, goal oriented, and capable of leading cross functional teams
