Responsibility
- Oversee daily property operations across a mixed portfolio, ensuring high service levels and regulatory compliance.
- Lead leasing activities including showings, tenant screenings, approvals, renewals, and retention strategies.
- Develop and manage annual operating budgets, track expenses, and optimize capital expenditure planning.
- Coordinate preventive maintenance, vendor performance, and service level agreements to maximize uptime and cost efficiency.
- Enforce lease terms, safety standards, and resident rules; handle tenant relations and escalations with a focus on satisfaction and retention.
- Prepare occupancy, financial, and operational reports for owners; provide actionable insights and recommendations.
- Lead procurement and contract negotiations with vendors; ensure compliance with local laws and risk management practices.
Qualification
- Bachelor’s degree in Real Estate, Business, or related field; or equivalent industry experience.
- 3–5 years of property management experience, with a proven track record across multi-property portfolios.
- Strong communication, negotiation, and customer service skills; ability to resolve conflicts gracefully.
- Proficiency with property management software (Yardi, AppFolio, Buildium) and MS Office; data-driven with strong reporting skills.
- Solid understanding of local landlord-tenant laws and fair housing regulations.
- Financial acumen with ability to analyze budgets, P&L statements, and variance analysis.
- Self-motivated, organized, and able to manage multiple priorities in a fast-paced environment.
- Valid driver’s license and access to a reliable vehicle; willingness to travel between properties as needed. Certifications such as CPM, RMP, or ARM are a plus.
