Lumina Realty & Property Management is seeking a proactive Property Manager to oversee a mixed portfolio of residential properties and HOA communities in the Orlando area. This role blends tenant relations, leasing operations, property maintenance coordination, and financial oversight to deliver exceptional resident experiences and strong property performance.
As the on-site and liaison leader, you will collaborate with residents, vendors, and internal teams to ensure high occupancy, timely maintenance, and strict adherence to safety and regulatory standards.
Responsibility
- Oversee day-to-day operations of assigned properties, ensuring safety, cleanliness, and regulatory compliance.
- Manage leasing processes from showings to move-in, including screening and lease execution.
- Develop and monitor annual operating budgets, forecast capital expenditures, and report financial performance.
- Coordinate property maintenance and vendor activities, securing competitive bids and ensuring service quality.
- Lead tenant relations, address complaints, enforce community rules, and conduct regular site visits.
- Collaborate with HOA boards and residents to implement community initiatives and compliance programs.
- Prepare detailed monthly and quarterly reporting for ownership and stakeholders.
- Leverage property management software (Yardi, MRI, or similar) to track leases, maintenance, and financials.
Qualification
- Bachelor’s degree in Real Estate, Business Administration, or related field preferred.
- 3+ years of property management experience in residential or HOA settings.
- Strong knowledge of local landlord-tenant laws and building codes.
- Experience with property management software (Yardi, MRI, AppFolio) and financial reporting.
- Excellent communication, negotiation, and conflict resolution skills.
- Proven ability to manage vendors, contracts, and service levels.
- Strong organizational, time-management, and multi-property coordination.
- Valid driver’s license and reliable transportation to site locations.
