Responsibility
- Oversee day-to-day property operations for a portfolio of multifamily and commercial properties in Austin.
- Drive lease-up and retention, optimize occupancy, and coordinate cross-channel marketing strategies.
- Prepare and manage annual operating budgets, forecasted cash flow, and variance analyses for ownership review.
- Ensure compliance with safety standards, housing regulations, and local codes; enforce lease terms and property rules.
- Lead vendor management, contract negotiations, and preventative maintenance programs to control costs and quality of service.
- Develop and maintain strong relationships with tenants, owners, and community stakeholders; respond to inquiries and resolve escalations promptly.
- Implement efficient processes and technology to streamline operations, reporting, and resident communication.
- Analyze performance metrics to identify opportunities for value creation and service improvements.
Qualification
- Bachelor’s degree in Real Estate, Business Administration, Finance, or related field; or equivalent work experience.
- 3+ years of property management experience, preferably with residential and commercial assets; track record of improving occupancy and financial performance.
- Proficiency with property management software (Yardi, RealPage) and Microsoft Office; strong data analytics capabilities.
- Excellent communication, negotiation, and customer service skills; ability to build trust with owners and tenants.
- Solid financial acumen, budgeting, forecasting, and reporting abilities.
- Knowledge of landlord-tenant laws, fair housing regulations, and building codes; focus on compliance and risk mitigation.
- Real estate license or professional designation (CPM, ARM) is a plus.
- Ability to multitask, prioritize competing priorities, and lead cross-functional teams.
