Summit Realty & Property Management is seeking a results-driven Senior Property Manager to oversee a diverse portfolio of residential and mixed-use properties in the Austin metro area. This leadership role is designed for a professional who can optimize operations, leasing, and tenant satisfaction while driving rent growth and expense control.
In this role you will partner with property owners, on-site teams, and vendors to deliver an elevated resident experience and maximize asset value. You will lead financial reporting, budget oversight, and continuous improvement initiatives across multiple properties.
Responsibility
- Oversee day-to-day property operations, including leasing, maintenance coordination, and vendor management to ensure high occupancy and service quality.
- Lead leasing strategy: showings, applications, approvals, renewals, and occupancy target achievement.
- Prepare and manage operating budgets, variance analysis, and financial reporting for ownership groups.
- Ensure regulatory compliance, fair housing, safety standards, and risk mitigation across all properties.
- Develop and execute capital improvement plans to enhance asset value and resident experience.
- Foster strong tenant relations, handle escalated issues, and maintain a proactive communications cadence.
- Monitor vendor performance, negotiate contracts, and ensure timely preventative maintenance.
- Collaborate with property owners, management teams, and field staff to align on goals and standards.
Qualification
- Bachelor’s degree in Real Estate, Business Administration, or a related field (or equivalent experience).
- 3–5 years of property management experience with a proven track record in residential or mixed-use portfolios.
- Deep knowledge of local Austin rental regulations and Fair Housing laws.
- Strong financial acumen with budgeting, forecasting, and reporting experience.
- Proficiency in property management software (Yardi, AppFolio, MRI) and MS Office/Excel.
- Excellent communication, leadership, and tenant relations skills.
- Ability to travel between properties within the portfolio and manage on-site teams; CPM/CAM certification a plus.
