Job description

Join Robinsons Supermarket as a Store Expansion Officer in Leasing Management. You will be part of the growth engine driving store network expansion across Metro Manila and beyond, ensuring each site aligns with our brand standards and financial goals. In this role, you will manage lease data, negotiations, and cross-functional collaboration to deliver on-time openings and optimized occupancy costs. You will work with the LCMS to keep accurate lease records, critical dates, and contract terms up to date, enabling proactive risk management and informed decision making.

As part of our store development team, you will collaborate with Real Estate, Legal, Finance, and Store Operations to execute strategic leases and maintain a high-performing portfolio that supports customer-centric growth and seamless store onboarding.

Responsibility

  • Lead end-to-end leasing for new stores and expansions, including market analysis, site selection, and financial modeling to drive profitable growth.
  • Negotiate and secure lease agreements with landlords, ensuring favorable terms, compliance with company standards, and timely execution.
  • Maintain accurate and up-to-date lease information in LCMS, including rent, escalations, renewal options, critical dates, and occupancy data.
  • Collaborate with Real Estate, Legal, Finance, and Operations teams to conduct due diligence, permitting, and successful store openings.
  • Monitor portfolio performance, manage lease expiries, options, and risk mitigation strategies to optimize occupancy costs.
  • Support store openings with cross-functional coordination of build-out timelines, fixtures, and allocation of resources.
  • Prepare regular reports on leasing activity, occupancy costs, and expansion ROI for senior management.
  • Develop and maintain strong relationships with landlords, brokers, and property managers to identify opportunities and negotiate favorable terms.

Qualification

  • Bachelor’s degree in Real Estate, Business Administration, Finance, or a related field.
  • Proven experience in retail leasing, expansion, or store development, preferably in the Philippines.
  • Strong negotiation, analytical, and financial modeling skills with attention to detail.
  • Proficiency with lease management systems (LCMS or similar) and advanced MS Excel skills.
  • Excellent communication, stakeholder management, and project management abilities.
  • Ability to work cross-functionally with Legal, Finance, and Operations teams and manage multiple priorities.
  • Knowledge of local market dynamics, commercial real estate practices, and regulatory requirements.
